Well we did survey, It is ceder swamp, we're leaning on not going with that land but there is others 40acre lot with surface water available more sand mix soil, so some thing more serviceable. How fast the seller accepted cancellation seems to indicate they knew dam well they misrepresented the property, We all ready accepted that a good chunk was water but they implied that 25 or more acres as usable dryish land.
Mean while the joy of cleaning the yard, and building the waste oil boiler, as the new property, the sheep, especially the lambing barn is having in floor heating!
But the same rules will apply we want raw forested land ideally with surface water accessible.

Sounds like you are not on site yet remember the first stranger you see is likely a County Tax Accessor looking to do a valuation / comparison to set a base tax rate that will be with you for life - I had some old guy in a econo-box car roll in and was given the choice of being hostile or friendly, I chose plain nice and volunteered my situation and hopes.... My relator had never heard of a 10-acre tracts taxes going down 25% EVER : )
Here they all ready have a base tax rate annoyingly, first thing going up is aggressive fencing, so they will be sitting at the gate!
I fall under the producer category with raising sheep so luckily I get a farming rate.
Local government aren't communist so it is reasonable rate, the federal government here is essentially CCP so they seem to hate farmers atm, hopefully they will be flushed down the toilet end of this month. IQ test for for Canadians.
